Rental terms and conditions

These terms apply to every booking of Casa Sarah made directly with us, on this website, by email, by phone or on WhatsApp. Please read them before you book.

1. Who we are

Casa Sarah is a holiday home in a residence in Orihuela Costa (Alicante province, Comunitat Valenciana, Spain), with tourist rental licence number VT-482378-A.

In these terms, “we” means the owners of Casa Sarah and their local key holders, and “you” means the person who makes the booking (the “lead guest”), who must be an adult and stay in the house. The lead guest is responsible for everyone in their party complying with these terms.

2. Purpose and term

This is a holiday rental, for holiday use only. The house may never be used as a main residence. The rental is granted for the dates stated in the booking confirmation.

3. Booking

You send a booking request with your name, email address, phone number, dates, number of guests and whether you are bringing a pet.
Your stay is only firmly reserved once the 30% deposit has been paid.
By booking, you confirm that you have read and accepted these terms and the house rules.

4. Capacity

The house has 2 bedrooms and 1 bathroom and sleeps 4 guests. The sofa bed in the living room can take 2 extra guests, for a maximum of one week, at 10 € per person per night. Babies under 2 are not counted; a baby cot is available on request.

The number of guests may not exceed the number stated in the booking. Any extra, undeclared guest may lead to the end of the stay, without refund.

5. Prices

Prices are in euros, per night, for the whole house. They vary by season. The applicable rate is the one shown at the time of booking.

Final cleaning and linen: 120 € per stay. This covers check-in and check-out, cleaning the house and washing the bed linen and towels.
Extra guest on the sofa bed: 10 € per person per night (2 people at most, for one week at most).
Pets: 30 € per stay, 2 animals at most.
Airport transfer and car hire: on request, at a fair price.
Promo codes: for newsletter subscribers only, one code per booking, not combinable, valid for direct bookings only.

The total price is shown before confirmation. Any tourist tax introduced by the authorities may be added to the price.

6. Payment

Deposit: 30% of the rental price, to be paid within 7 working days of the booking. Your booking becomes binding once the deposit is paid.
Balance: due one month before check-in.
For arrivals within one month, the full amount is paid on booking.

7. Security deposit

Stays of up to one month: 250 €.
Stays of more than one month: 500 €.

The security deposit is refunded in full within 14 days after your departure, provided there is no damage and electricity consumption has not exceeded 8 kWh per night on average. Otherwise, the corresponding amount may be withheld, with supporting documents.

8. Cancellation by the guest

Cancellation more than one month before check-in: only the deposit is kept; the balance and the security deposit no longer have to be paid.
Cancellation less than one month before check-in: the full rental price remains due.
In case of illness or force majeure, a voucher can be issued for a later stay.

Cancellations must be made in writing (email or WhatsApp). We recommend taking out cancellation and travel insurance.

9. Cancellation or changes by us

If we have to cancel the booking (for example if the house becomes uninhabitable), we refund everything you have paid in full and, as far as possible, help you find an alternative. No further compensation is due in cases of force majeure.

10. Arrival and departure

Check-in from 2 pm. Check-out before 10 am.
By mutual agreement, these times can exceptionally be changed.
Ellis and Kristof welcome you on arrival and show you around the house.
Under Spanish law, guests must provide their identity card or passport details, which are passed on to the authorities as required.

11. House rules

Pets are welcome (2 at most, 30 € per stay). Please keep them off the beds and sofas and clean up after them.
No smoking inside the house.
Please respect the peace of the neighbours and the rules of the residence.
The 4 pools are shared with the other houses of the residence: their rules and opening hours must be respected. Children must always be supervised by an adult; the pools are used at your own risk.
The beach chairs and parasol may be taken to the beach; please bring them back clean.
Water and electricity are precious: please switch off the air conditioning when you go out.

12. Liability

You are responsible for the house, its contents and any damage caused during your stay, by you, your pets or the people with you. Any damage must be reported straight away.

We are not liable for the loss or theft of personal belongings, for short interruptions of water, electricity, Wi-Fi or the pools beyond our control, or for works or disturbances coming from outside.

13. Complaints

If something is wrong, tell us straight away during your stay, so that we can put it right. A complaint made after the stay that was not reported on site cannot be taken into account.

14. Personal data

Your data (name, contact details, stay and identity details) is used only to manage your booking and to meet our legal obligations. It is never sold or passed on to third parties, except to the authorities where the law requires it and to payment providers. You can ask to see, correct or delete it by writing to info@casasarah-tess.be.

15. Applicable law and disputes

These terms are governed by Spanish law, without prejudice to the rights granted to you by the law of your country of residence as a consumer. In case of disagreement, we first look for an amicable solution.

These terms exist in Dutch, French, English and Spanish. In case of any difference between the versions, the Dutch version prevails.
